Best Time to Renovate

Timing affects contractor availability, pricing, and project comfort. Here’s the seasonal breakdown for the Southeast.

Best

Late Fall (Oct–Nov)

Contractor demand drops after summer rush. Comfortable working temperatures. Material prices stabilize. Ideal for interior projects that finish before the holidays.

Best

Late Winter (Jan–Feb)

Slowest contractor season — best pricing and availability. Indoor projects unaffected by weather. Many contractors offer off-season discounts of 5–10%.

Good

Early Spring (Mar–Apr)

Good weather for outdoor projects and additions. Schedules filling but not packed. Get contracts signed early — by May the best contractors are booked 6–8 weeks out.

Fair

Summer (Jun–Aug)

Peak demand — longer waits and less negotiating power. GA/FL heat makes outdoor work brutal and can affect adhesive cure times. Interior projects fine but contractors stretched thin.

Good

Early Fall (Sep)

Demand begins to taper. In Florida, hurricane season (Jun–Nov) can cause weather delays for outdoor work and sudden contractor demand spikes from storm damage.

Avoid If Possible

Holiday Season (Dec)

Material suppliers on reduced hours. Subcontractor crews take time off. Inspectors limited availability. Projects spanning December almost always experience 1–2 week delays.

Georgia-Specific Timing

Metro Atlanta’s renovation market peaks from March through September. The best deals are found in January and February when contractors are actively looking for work. Georgia’s mild winters make year-round construction feasible for all project types except concrete and masonry work during freezing temperatures (rare but occasional in North Georgia). Spring and fall are ideal for outdoor projects — comfortable temperatures, predictable weather, and good conditions for concrete curing, paint adhesion, and landscape work.

Florida-Specific Timing

Florida’s renovation calendar is more constrained. Hurricane season (June through November) creates uncertainty for exterior work, particularly in coastal markets. Summer heat and daily afternoon thunderstorms can delay outdoor projects significantly. The “snowbird” season (November through April) is when many part-time residents want work done, increasing demand in South Florida. The sweet spot for Florida renovations is January through April for interior work, and late October through early December for outdoor projects. The National Weather Service provides 10-day forecasts useful for scheduling outdoor work phases.
