How These Estimates Work

Our calculator uses pricing data collected from completed renovation projects and contractor bids across Georgia and Florida. It's designed for planning-stage budgeting — giving you a realistic range before you start requesting formal quotes.

What the Calculator Accounts For

Each estimate factors in the base cost per square foot for the selected project type, adjusted by quality tier. Budget tier reflects builder-grade materials and basic fixtures. Mid-range covers stock or semi-custom cabinets, quartz or granite countertops, and standard-brand appliances. Premium includes custom cabinetry, higher-end stone, and professional-grade fixtures. Luxury represents fully custom design and imported or specialty materials throughout.

The state selection adjusts for the real cost difference between Georgia and Florida markets. Florida renovation costs run approximately 10–15% higher than Georgia for equivalent projects, driven by stricter building code requirements (particularly in hurricane wind zones), higher insurance costs that contractors pass through, and elevated material costs for code-compliant products like impact-rated windows and doors.

Additional features — structural changes, plumbing relocation, electrical upgrades, demolition, design services, and permitting — each add a percentage to the base estimate reflecting the typical cost impact of that scope element.

What It Can't Account For

No calculator can capture site-specific conditions. Older homes may have hidden issues — outdated wiring, plumbing that needs replacing, asbestos or lead paint remediation, or structural deficiencies that only become visible during demolition. These unknowns are why experienced contractors recommend budgeting a 10–15% contingency above any estimate.

Permitting costs also vary significantly by jurisdiction. A kitchen remodel permit in Atlanta runs differently than the same permit in Miami-Dade County, where additional product approvals (NOA) add both time and cost. Getting a Precise Quote

Use this calculator to establish a realistic budget range, then request written estimates from licensed contractors. A good estimate should break costs down by line item — not just a lump sum — so you can compare bids accurately. The National Association of Home Builders recommends getting at least three detailed bids before committing to any project. When comparing bids, verify that each contractor is pricing the same scope, materials, and quality level — the lowest number isn't always the best value if it's based on cheaper materials or a thinner scope of work.

Georgia requires contractor licensing for projects over $2,500 through the Secretary of State's office. Florida requires licensing through the Construction Industry Licensing Board. Always verify licensing independently before signing any contract.
